New Braunfels South Castell Vision Plan / City Hall Site

As part of its Architectural IDIQ contract with the City of New Braunfels, Douglas Architects (DAI) was hired to provide master planning and design services for the study of the former City Hall site, which sits within walking distance from downtown. DAI is studying the integration of a new hotel that will work in conjunction with the existing Civic and Convention Center. As part of the study, DAI is also looking at ways to maximize the use of current city property with the addition of a mixed-use component which will include housing, retail, office and parking.

DAI has assembled a group of consultants that include retail, hospitality, housing and office experts to create a market-based plan. Through a series of stakeholder and public meetings, DAI worked with the city’s development staff to inform and gather feedback from the citizens of New Braunfels, as well as provide data and visual analysis of the site’s potential to improve the Convention Center and create a catalytic project that will truly transform the downtown. Through a market-based analysis and design that is based in reality, not just pretty pictures, the study will be used to attract high-quality developers who will work with the city to create a catalytic complex that protects the uniqueness of New Braunfels, provides new downtown development and activity and increases City revenues.
