As a result of its work on the Wurstfest Masterplan, Douglas Architects was hired by HMT Engineering to design their new offices in downtown New Braunfels, adjacent to the Castell Street Masterplan or Visioning Project. The design adaptively reuses and existing utilities building to create a new, loft-like, open office plan that surrounds a screened courtyard.

Douglas Architects designed the interiors and exteriors, utilizing clean, white and gray walls and flat, metal awning roofs at the entries and metal screens at the courtyard walls and gates. Exposed structure and ducting above provide an open and airy feel that surrounds the open-plan office environment. Reclaimed wood walls and polished concrete floors add warmth, while clean, white painted CMU walls provide contrast.

The building is owned by HMT, and DAI assisted them in the marketing of additional spaces within the building, as well as site development. The design takes the outside elements and brings them inside, connecting the interior with the exterior in an open and airy way.
